Site Selection and Acquisition

We focus on strong neighborhoods with high demand for homeownership, while also prioritizing buildings with significant transformation potential. This includes properties with the right layout, character, and structure to be successfully renovated and converted into high-quality housing units, often smaller multi-family buildings with 10 units or fewer that can be efficiently converted and sold as individual units.
Each opportunity is carefully evaluated based on its ability to support a successful renovation and achieve strong individual unit sales at exit.
Underwriting and Planning
We analyze each opportunity in detail before moving forward. This includes evaluating renovation scope, projected unit pricing, and overall market demand to ensure the deal meets our investment criteria.
We also plan the TIC conversion strategy and align all key components early to ensure a smooth and efficient execution.
Renovation and Design
We complete targeted renovations to both the interior units and common areas of the property.
Each unit is designed to meet the expectations of end buyers, with high-quality finishes, functional layouts, and a focus on creating a home-like feel.
TIC Conversion
We prepare the property for TIC ownership by creating the necessary legal structure, including TIC agreements, budgets, and property documentation.
This step allows each unit to be sold individually while maintaining a cohesive ownership structure.
Unit Sales
Once renovations are complete, each unit is marketed and sold individually.
We actively market to qualified buyers through the MLS and our network of local agents and brokers, and directly pitch opportunities to targeted buyers.
Selling units individually allows us to maximize total property value at exit.
Investment Timeline
Multi-family value-add TIC projects typically take 14 to 18 months from acquisition to final sale.
The timeline includes acquisition, renovation, TIC conversion, and the sale of individual units.
Because units are sold individually, the sales process may occur in phases until all units are sold.
After all units are sold and final escrow is completed, investor distributions are typically sent within about 30 business days.

After investing, you can track your project through your online dashboard. You will be able to follow progress from start to finish through a detailed progress tracker, with real-time updates, photos, and key milestones throughout the project.
We also send notifications as the project moves through each stage.
After the Project is Completed
Once the property is sold, your returns are distributed via wire transfer.
After receiving your funds, you can enjoy your proceeds or explore new investment opportunities to continue growing your portfolio.
