The process of building a luxury home starts with finding a suitable parcel of land. Our real estate experts analyze dozens of properties in exclusive zip codes before choosing the one with the highest potential yields. We consider vacant lots as well as lots with existing structures that can be removed to build a luxury home from the ground up.
We evaluate the location, zoning code, lot size, and buildable square footage, as well as the neighborhood’s market value. We focus on lots that offer sweeping views over Los Angeles to meet buyer demand and maximize the property value. Our experts also estimate the building costs in comparison to the after-construction value to ensure a profitable result. We negotiate the most favorable terms for the purchase of the property on which to develop our luxury estate.
We also consider adding custom amenities, including pools, home theaters, fitness studios, and smart home technologies, to exceed high-end buyer expectations and add further value to the development.
When the designs are complete, we begin the permit process. This process can take several years for new construction projects in prime locations, but our team of experienced developers understands the process and knows how to avoid delays in permit approval. Once the building permits are approved, our construction team can get to work building the structure on the prepared lot in accordance with the architect’s design.
When the construction is complete, our interior design and staging teams get the property market-ready for today’s high-end luxury buyers.
Throughout the development period, we keep investors up to date through the user-friendly online dashboard where we display the project’s progress bar and upload photos of the construction progress. We also send email updates when the project moves from one status to another.

Timeframe
A luxury home development is approximately a three to five-year investment. The timeline starts the day we open escrow for purchasing the property. Then it typically takes between one and two years for designing and permitting, followed by another two to three years of construction, and then finishing with the property sale.
