What We Are Looking For
General Contractor and Developer Criteria
We are looking for experienced Los Angeles-based professionals who meet the following criteria:
- 10+ years of real estate industry experience
- 5+ years of experience with similar project types
- A strong track record of completed deals
- Comprehensive knowledge of the Southern California market
Project Criteria
At Gatsby, we specialize in small to medium-sized real estate projects with shorter hold periods, allowing us to deliver impressive returns for our investors. We work with builders experienced in the following project types:
- Single-family house flips: Properties with exceptional value-add and transformation potential, including opportunities to build a brand-new ADU. These projects should be completed and sold within 12 months.
- Single-family development: Ground-up construction of single-family homes on empty lots or lots with existing structures that can be demolished. Projects should be located in high-demand areas and typically completed within 18–24 months.
- Ground-up multi-family developments: Construction of new multi-family properties, focusing on small to medium-sized projects with fewer than 50 units. These projects should have a total timeline of less than two years.
- Multi-family value-adds: Renovations of existing multi-family properties with potential for rental increases. These projects aim to improve the property's value and hold it as a rental for 3–5 years before sale.

Gatsby creates the LLC in which the property will be held, manages the earnest money deposit, opens escrow for the acquisition, and oversees all necessary legal contracts. Our experienced team ensures that all documentation is completed smoothly and accurately, setting the project up for success.
Securing the Loan
Gatsby leverages its strong relationships with lenders to secure the most favorable financing options. We co-sign for the loan, manage loan draws throughout the project, and handle all related payments in-house, including construction costs, vendor invoices, mortgage payments, insurance, and property taxes. Additionally, we manage the issuance of 1099 forms for contractors and vendors as needed.
Publishing the Investment Project Online
Gatsby prepares all materials required to launch each project on our platform. We create a comprehensive offering page that highlights the project’s key features, making it accessible to our extensive network of accredited investors.
Raising Funds for Real Estate Projects
To secure funding, Gatsby launches a strategic campaign that includes email outreach to our network of 20,000+ investors and promotion through our social media channels. Our investor relations team addresses inquiries, schedules appointments, and guides investors through the platform to complete their investments in the project.
During Construction
Gatsby collaborates closely with our builders, offering ongoing support through our dedicated project management team. Gatsby’s project managers facilitate communication, provide guidance, and assist in addressing challenges when needed, helping to ensure alignment across all aspects of the construction process. Working together, we strive to keep each project on track with the approved budget, timeline, and expectations.
Property Sale and Distribution
When the time comes to sell the property, Gatsby handles the entire process from marketing to closing. We promote the property online to attract a wide audience and personally engage our network of qualified buyers to generate interest. Once the sale is finalized, Gatsby manages escrow, calculates the financials, and disburse investor capital. At the end of the fiscal year, we issue IRS 1065 forms for all involved parties.
